Noyanlar Director of Sales Zarif Noyan assesses the changes of investor behaviour

The rising star of investments in North Cyprus is the Iskele Region in recent years. The region attracts investors with its high standard of living, seaside location and attractive payment plans.

Noyanlar Group of Companies is certainly one of the main actors of the transformation of the region.  They contributed a fair deal to the development of the region into a brand with their large scale constructions, global promotional activities and ability to attract investors.

How has the situation evolved post pandemic? Has the tendency of investors changed towards the Iskele region, particularly after the article published at Forbes magazine?

 “Tendency towards duplex units”

Based on your experience of many years, is there a change of customer behaviour after the pandemic?

Believe me when I say that so many things have changed after the pandemic, I would lose count of it if I has to make a list.  In fact, we are still in the process. Demands of customers have changed and I believe will continue to do so for the near future.

Maybe it’s worth mentioning that investors are reluctant as nobody can predict the near future in these times of uncertainty. Of course this hesitation changes when they get to know you better and a basis of trust is established.

It certainly has a positive effect on investors when they realize that our island is safer than many places and we emphasize this factor.

If we talk about changes of preferences in residential units, there is a tendency towards duplex units after the pandemic.

Looking at the customer profile we can say that families are on top of the list nowadays. Living or holidaying on a safe island with the family is a great idea and they are aware of it.

“Global Attention”

Every crises comes with an opportunity. Was it possible for North Cyprus to increase the awareness of its advantages mentioned over many years, during the course of the pandemic? Has this phase been utilized properly?

Despite this difficult period, we have been able to promote our advantages that we were actually presenting for many years. Especially the article about North Cyprus at the Forbes magazine draw a lot of attention globally.

Mentioning our island as a much safer place and the tranquility of living had a positive effect. Pointing out the Long Beach area as a good investment increased the value of developers in the region and of course attracted the interest of investors.

“We build residential units increasing the quality of life”

Why are investors interested in Long Beach, Iskele? And why is Noyanlar at the forefront of this interest?

 There is more than one advantage in working with Noyanlar. I will mention some, but there are so much more that I’m afraid our space will run out.

We build residential units at the Iskele Long Beach area since many years, increasing the quality of life for our customers. We play a significant role in promoting the area and North Cyprus globally. Therefore, we are a well-known company for those researching and getting interested in buying property in North Cyprus. We delivered over 1.500 residential units to their owners; meaning that 1.500 families have homes here. This empowers us and people don’t have trust issues when they are buying from us. On the contrary because the basis of trust is already there, they feel safe and prefer to buy from us instead of others.

We follow new technology and always apply novelties at our constructions. Customer satisfaction is another area we constantly work on and update ourselves.

With regards to Long Beach, Iskele, if I have to say it in one word, it would be investment. Projects at the seaside are always more valuable from a perspective of investment.

“We have Investors From Over 40 Countries”

Which countries do the investors come from and what would be the average age  of investors?

Investors come from various countries with different interests. We have investors from more than 40 counties. It would be difficult to pin point a certain age bracket because we have investors from various age groups we work with.

How has the fluctuation of exchange rate affected your sales?

The fluctuation has only affected our local customers and investors from Turkey as their source of income is predominantly in Turkish Lira. For global investors this has turned into an advantage.

“Countdown for New Projects”

We are passing through a period where dreams, lives and plans had to be postponed. Gradually life turns back to normal. How is Noyanlar preparing itself for 2022?

The pandemic has been a long suffering period for the whole world. But we learned to live with it, planned accordingly and have our precautions in place. At Noyanlar we prepare to launch new projects and fresh ideas for a dynamic year in 2022.

I sincerely hope that there will be no lockdown based on increasing numbers of cases globally. In any case we will continue to work and be productive.

“Big Advantage for Investors and Companies”
