Northern Cyprus is recognised so far by Turkiye only, but this does not prevent foreign investors from investing big money in the country.
The reasons lie not only in the economy of TRNC, continuing to grow at slow and steady pace, but also the property prices being estimated to increase further in the near future.
One more detaile about property prices in North Cyprus — due to colonial past they are in pounds sterling, which in general has always been a strong currency.

Currently Northern Cyprus is one of the best options for property investments. Developers provide customers with favorable conditions for the purchase, such as interest-free installment payment, a minimum down payment, cashback until the end of construction, and a guaranteed rental service.
Prices of properties have been showing steady growth in the last years, much higher compare to Europe.
On average, the increase in prices from the construction stage to the end of the project is 20% per annum, in some projects this profit reaches 40%.
The number of tourists is growing every year, which provides property owners with passive rental income.
What is your advice to the investor?
If you want to invest as profitably as possible — make a decision quickly, do not postpone the purchase of real estate, as prices rise literally every month due to the high interest in Northern Cyprus.
Do not hesitate from using the services of competent real estate agencies, as they offer a wide range of properties and provide additional service, legal support, better conditions and even discounts compared to developers, while real estate prices remain at the same level.
If you are buying a property on your own — hire a lawyer to check all the details of the contract and project documentation so you do not ultimately lose your investment.
